How To Build A Real Estate Investment Thesis

“If you had $100 million to invest in real estate, where would you invest it?”

If you’re sitting across the table from a hiring manager in an interview for a real estate firm, this is one of the most intimidating open-ended questions that you can be asked.

There are so many things to think about, and with so many product types and markets to consider, how do you answer this question?

Fortunately, you don’t have to know everything about every market in order to respond in a way that makes you look good on interview day, or helps you make better investment decisions if you’re doing deals on your own.

And in this article, we’ll break down three of the biggest things to consider when building a real estate investment thesis, and how to build a framework for where you want to invest, and what you want to invest in. You can also watch the video version right here :

So let’s get back to the original question:

If you had $100 million to invest in real estate, where would you invest it?

Your answer to this question can depend on a lot of different factors, but in order to develop a well thought-out investment thesis, you really only need to break this down into three main parts.

Decide On Your Target Geographic Market(s)

The first thing that you need to decide on when building an investment thesis is the market (or markets) that you’ll be targeting.

Real estate values are very closely correlated with their location, and how attractive a location is from a real estate investment perspective essentially boils down to two things:

  • Where demand is currently outpacing supply, and
  • Where demand is projected to outpace supply in the future.

Demand drivers in a real estate market can be summed up as the things that make residents and businesses want to move to a given area .

The biggest ones here usually include things like job growth, tax friendliness, lower cost of living, and better weather, all of which lead to the biggest indicator of demand in a market, net migration patterns .

Net Migration Patterns and Real Estate Investing

Net migration numbers measure the amount of people moving into an area vs. the amount of people moving out of an area, essentially showing the growth or contraction of a market.

Markets with positive net migration numbers indicate more people are moving to the area, while negative net migration numbers indicate more people are moving from the area.

And this directly impacts the demand of essentially all product types in a market.

Analyze Current (and Future) Real Estate Supply

Even if demand goes up in a market, we still need supply growth to be less than the demand in a market in order for rents and property values to ultimately increase.

So with that, the second part of choosing a market is the process of analyzing the current and future supply in a market itself.

This is primarily determined by the current development pipeline, and current governmental restrictions on new development and renovation of existing structures (AKA “Red Tape”).

To find this information, the research groups at major CRE brokerage firms will generally publish Quarterly or Annual Market Reports, which will usually provide some sort of an overview of projects either planned or under construction in a market.

And if you’re looking for more in-depth information, comprehensive paid databases like CoStar will have detailed data in most markets on what supply is going to look like over the next 1 to 3 years in a number of commercial square feet, or total number of multifamily units.

“Supply-Constrained” Real Estate Markets

As far as what might be planned in the future outside of the information you can gather, information on building restrictions in a market, and also availability of land, will help you make projections about what supply is going to look like in the next decade or two and whether a market is “supply-constrained” or not.

Coastal cities like San Francisco, Los Angeles, and New York have traditionally been very highly regulated markets, creating supply constraints and upward pressure on rents and values as a result.

At the same time, non-coastal markets like Dallas, Phoenix, and Las Vegas have historically been less regulated and have a much higher probability of being overbuilt at the end of a real estate cycle, leading to supply outpacing demand and prices weakening as a result.

The bottom line is that a strong investment thesis generally involves investments in markets where demand is increasing and supply is growing either more slowly or staying static, and things like positive net migration and supply constraints in the market will make that a much more likely scenario.

Choose Your Real Estate Product Type

Once you’ve decided on your target markets, the next step in building an investment thesis is to choose the product type you want to invest in.

Choosing a product type is going to depend primarily on your research, but also your beliefs around what the future looks like for the way people live, work, shop, and play.

Right now, some investors are making big bets on remote work becoming more permanent and widespread, while others are taking a more aggressive approach and assuming office needs will come roaring back stronger than ever.

Some investors are investing heavily in necessity-based retail after seeing some really strong performance in 2020 when the rest of the sector has been down.

Other investors won’t touch the retail space because they’re predicting even greater Amazon and e-commerce disruption in necessity-based retail purchase behaviors in grocery stores and pharmacies.

Some investors are doubling down on multifamily, assuming that affordability will continue to decrease and the amount of “renters-by-necessity” will increase as a result.

Others are backing off of multifamily rentals due to millennials beginning to get married and moving to the suburbs in larger, single family homes.

At the end of the day, there is no right or wrong answer in any of these scenarios, but whatever you believe, it’s important to back this up with research and fact, and to support where you see an arbitrage opportunity in the market.

For example, if you’re planning to make a big bet on hotels coming back, you should be able to talk through how long it’s taken in the past several recessions for occupancy numbers to get back to healthy levels at hospitality properties, and which markets have recovered first.

And if you think there are repurposing opportunities in distressed assets to convert those into higher and better uses, make sure you can back up the rent and supply statistics in that product type to support that decision.

The bottom line here is that regardless of the stance you take, backing your opinions up with data is a necessary piece of the puzzle when talking through any product type or product types that you’re planning to target.

Come Up With a Research-Backed Real Estate Investing Business Plan

Finally, once you’ve decided on the markets and product types that you’re bullish on, the last step in the process is to come up with your business plan and, again, back that up with data.

If your investment thesis involves doing “value-add” apartment deals in San Diego, are people going to be paying for renovated units during a tough time in the economic cycle?

And if your plan is to renovate units and raise rents, will things like rent control restrictions be an issue in executing on that business plan?

To perform those renovations you’re planning, what are construction costs today, where are they trending, and how will they affect what you’re trying to accomplish?

Again, similar to everything else on this list, the key here is to make sure there are data points to support your decisions, and to make sure that you can point to those data points when talking through business plans that you find attractive in the real estate space today.

Where To Invest – The Bottom Line

Overall, getting clear on the markets you like, the product types you’re interested in, and the business plan you’re looking to implement are the three main steps in building a solid investment thesis for your own investments (or to explain during a CRE interview), and backing that thesis up with data is an extremely important piece of the puzzle.

The Swedish economy is currently in a boom and due to the fact that the commercial rental market is closely correlated with the development in the Swedish economy and its economic indicators, commercial real estate companies are successful. Commercial real estate companies generate their main revenue out of rents from their tenants, therefore the set-ting of rent and the factors affecting the procedure are of great importance. The report will not only examine the commercial rental market but also the composition of the lease con-tracts, factors affecting the rent setting and risks associated with commercial leases.

To analyze the commercial rental market comprising of several different lease contracts. The focus will be to analyze the setting of rents and the factors affecting the procedure.

A deductive approach and a qualitative research method is used in order to get reliable and valid data to be able to fulfill our purpose. The data is collected from interviews done with three different real estate companies, situated in Stockholm and Gothenburg. The sample include Håkan Hellström representing Castellum, Lovisa Lindberg representing Landic Property and Roddy Carlsson representing Vasakronan.

As could be expected, the commercial rental market is closely correlated with supply and demand in the Swedish economy. Currently, demand is increasing due to a growing employment rate and a strong GDP growth. Market rents are increasing, since the demand is continuing to accelerate and vacancy rates are falling. The vacancy rates are currently below the natural level since rents are increasing in both Stockholm and Gothenburg. It is shown that the vacancy level is lower in Gothenburg compared to Stockholm.

Location is the most important factor affecting the setting of rents apart from supply and demand. Rent for office space is highest in the cities’ Central Business District. Additional factors are attributes that make the premises more attractive and client care that enables for satisfied tenants and long lasting tenant relationships.

Den svenska ekonomin är idag i en högkonjunktur och på grund av att den kommersiella hyresmarkanden är starkt korrelerad med utvecklingen i den svenska ekonomin och dess ekonomiska indikatorer, är kommersiella fastighetsbolag framgångsrika. Kommersiella fastighetsbolags intäkter består till största del av hyror från deras hyresgäster. Därför är hyres-sättningen och dess påverkande faktorer av stor vikt. Rapporten kommer inte enbart undersöka den kommersiella hyresmarkanden, utan även komponenter i kommersiella hyreskontrakt, faktorer som påverkar hyressättning och risker associerade med kommersiella hyreskontrakt.

Att analysera den kommersiella hyresmarknaden bestående av flera hyreskontrakt, med fokusering på hyressättning och dess påverkande faktorer.

För att kunna uppfylla vårt syfte och för att få så tillförlitlig och giltig information som möjligt används ett deduktivt synsätt och en kvalitativ forsknings metod. Informationen tillförskaffas genom intervjuer med tre fastighetsbolag, i Stockholm och Göteborg. Urvalet består av Håkan Hellström som representerar Castellum, Lovisa Lindberg som representerar Landic Property and Roddy Carlsson som representerar Vasakronan.

Den kommersiella hyresmarknaden är som väntat, starkt korrelerad med den svenska ekonomins utbud och efterfrågan. Efterfrågan ökar idag på grund av en ökad sysselsättningsgrad och en stark tillväxt av BNP. Marknadshyrorna stiger eftersom efterfrågan ökar och vakansgraden minskar. Vakanserna är i nuläget lägre än normalt eftersom hyresnivåerna ökar i både Stockholm och Göteborg. Det visade sig att vakansgraden är lägre i Göteborg jämfört med Stockholm.

Hyressättningens viktigaste faktor som påverkar hyresnivån förutom utbud och efterfrågan, är läge. Hyran för kontorslokaler är som högst i städernas Central Business District. Hyressättningen påverkas av ytterligare faktorer som gör kontorslokalen mer attraktiv och kundvård som möjliggör långa kund relationer med nöjda kunder.

A $10bn US property fund is running low on liquidity as investors demand their money back, threatening a reckoning for a sector rocked by rising debt costs and fears over real estate valuations.

Starwood Real Estate Investment Trust (Sreit), one of the largest unlisted property funds, has drawn more than $1.3bn of its $1.55bn unsecured credit facility since the beginning of 2023 following heavy redemption requests.

The fund, managed by Barry Sternlicht’s Starwood Capital , entered 2023 without having tapped the credit line. But it now has only about $225mn of cash left to draw, according to the latest filings this week.

At the current pace of redemptions, Sreit would run out of credit and cash in the second half of this year unless it borrows more or sells more property assets.

Both Starwood’s fund and a larger rival run by Blackstone Group raised and invested tens of billions of dollars in commercial property shortly before US interest rates began to rise in 2022, generating substantial fees for their private equity owners and financial advisers who sell the funds to wealthy clients.

Unlike publicly traded property trusts, in which investors are free to sell shares on an open market, private Reits are able to control withdrawals and avoid a fire sale of assets.

But investors have still managed to pull billions annually from the Starwood and Blackstone funds amid mounting concerns about property valuations.

Last year, investors withdrew $2.6bn from Sreit and $12.4bn from Breit, Blackstone’s property fund. While redemptions at Breit have slowed markedly in recent months, allowing it to meet monthly withdrawal requests in full for the first time since late 2022, those at Sreit remain at record highs.

Blackstone has convinced some investors it will weather the storm in commercial property partly because it has less exposure than Starwood to sectors such as US apartments and more to hot areas such as data centres.

In the first quarter of 2024, Miami-based Starwood granted a diminishing portion of redemption requests. Investors asked for $1.3bn of their money back, but received only $501mn on a pro-rata basis because of a cap on quarterly withdrawals set at 5 per cent of net assets. In March, only about a quarter of such requests were satisfied.

The Reit’s overall liquidity stood at $752mn on April 30, made up of $446mn in cash on hand, the $225mn of available borrowing on its credit line and about $45mn of debt securities available for sale, according to a securities filing made on Wednesday. However, a separate filing on Monday showed that Sreit was due to meet almost another $200mn in redemptions on May 1, quickly depleting that cash balance.

“Liquidity isn’t something that people think about on the way up but it can become a concern suddenly,” said Phil Bak, chief executive of Armada Investors, which invests in listed real estate property trusts. “When it comes to private Reits, liquidity concerns have been dismissed and they will become paramount again.”

Starwood declined to comment.

A person familiar with the fund said it would have greater liquidity later this month after asset sales that would soon close. Starwood could sell other assets to raise cash, this person said. The fund has also announced a plan to dispose of $1bn of property through special tax-efficient deals with wealthy individuals.

The situation also throws a spotlight on leverage and valuation metrics at Sreit, which invests in residential housing, as well as industrial warehouses and self-storage facilities. The portfolio spans apartment blocks in Arizona and logistics centres in Norway. It also includes a loan provided to Blackstone for the acquisition of Australian hotel and casino group Crown Resorts.

US apartment rents could be under pressure this year as a record supply of new homes hits the market in 2024, according to Yardi Matrix, a real estate data provider. Such forecasts have weighed on the valuations of public Reits invested in US multi-family housing, with shares of Mid-America Apartments and Camden Property Trust, down more than a third from their late 2021 peak.

Starwood’s declared net asset value is down more than 16 per cent from its September 2022 peak at nearly $10bn. Private funds have broadly declined to mark down their net asset values as much as listed funds have fallen in value.

Starwood’s high debt load of $15bn also compares unfavourably to borrowings at public Reits, leaving it with a leverage ratio of 57 per cent of its gross assets, roughly twice that of public peers. Limits on how much more leverage it could take on complicate its task in meeting withdrawals: to keep its leverage ratio stable would mean selling about $1.1bn of property to generate $500mn for withdrawals, after debt repayments.

The group sold $2.2bn of property in 2023. Were it to make further property sales at lower valuations than it has assumed, a downward reappraisal of its asset value would also worsen its debt metrics.

Even after last year’s property sales, Sreit’s interest expense rose 12 per from the prior year to a record $154mn in the first quarter of 2024, fuelled by the additional borrowings from its credit facilities, on which it pays interest at more than 7.5 per cent.

This study illustrates the spatio-temporal dynamics of urban growth and land use changes in Samara city, Russia from 1975 to 2015. Landsat satellite imageries of five different time periods from 1975 to 2015 were acquired and quantify the changes with the help of ArcGIS 10.1 Software. By applying classification methods to the satellite images four main types of land use were extracted: water, built-up, forest and grassland. Then, the area coverage for all the land use types at different points in time were measured and coupled with population data. In recent decades, Russia has experienced substantial transformations in agricultural land tenure. Post-Soviet reforms have shaped land distribution patterns but the impacts of these on agricultural use of land remain under-investigated. On a regional scale, there is still a knowledge gap in terms of knowing to what extent the variations in the compositions of agricultural land funds may be explained by changes in the acreage of other land categories. Using a case analysis of 82 of Russia’s territories from 2010 to 2018, the authors attempted to study the structural variations by picturing the compositions of regional land funds and mapping agricultural land distributions based on ranking “land activity”. Despite harsh climate, agriculture on the northern margins of Russia still remains the backbone of food security. Historically, in both regions studied in this article – the Republic of Karelia and the Republic of Sakha (Yakutia) – agricultural activities as dairy farming and even cropping were well adapted to local conditions including traditional activities such as horse breeding typical for Yakutia. Using three different sources of information – official statistics, expert interviews, and field observations – allowed us to draw a conclusion that there are both similarities and differences in agricultural development and land use of these two studied regions. The differences arise from agro-climate conditions, settlement history, specialization, and spatial pattern of economy. A much-remodeled office building from the 1930s has a new owner on the near North End of Palm Beach .

Developer and real estate investor Todd Michael Glaser and his wife, Kim, have parted with the contemporary-style building at 175 Bradley Place for a recorded $3.9 million, the price recorded with the deed. 

The Glasers sold the building in an off-market deal to a professional limited liability company controlled by plastic surgeon Dr. Norman Rowe and his wife, Mia. 

On the northeast corner of Park Avenue, the building near the Publix supermarket will be the new home of Rowe’s plastic-surgery practice, as previously reported by the Palm Beach Daily News . Rowe opened his first Palm Beach office last fall in temporary quarters across town on Brazilian Avenue. 

The new Bradley Place office should open by Oct. 1, a spokeswoman told the Palm Beach Daily News this week. 

Property records show the building was built in 1932 and has 2,145 square feet. Based on that measurement, it traded at $1,818 per square foot.

The Glasers paid a recorded $2.35 million for the building on Bradley Place in February 2020, courthouse records show, just before the coronavirus pandemic hit Palm Beach and helped spark a local real estate boom unprecedented in modern memory .

The Glasers used the building as their family office, said Todd Glaser, whose Todd Michael Glaser real estate firm continues to be headquartered in Miami Beach. The Glasers own a landmarked home in Palm Beach’s Estate Section .

“It was a great little space for us,” Todd Glaser said about the commercial building he and his wife just sold. 

Over the past several years, the developer — often working with investors — has bought, remodeled, sold and built Palm Beach homes for which his wife has provided the interior finishes. His most prominent Palm Beach project is a remodeled-and-expanded lakefront mansion at 10 Tarpon Isle, which is under contract with an asking price of $187.5 million .

The time was right to sell the Bradley Place building, Todd Glaser said. “We’ve slowed down and we’re going to take some time off and reassess everything in October,” he added. 

Rowe and his wife bought the building through a Florida professional limited liability company named Docpalmbeach PLLC. 

Rowe operates six Rowe Plastic Surgery locations in New York and New Jersey. Mia Rowe is head of communications for the practice. The couple has a Palm Beach house on the South End’s Parc Monceau, which one of their ownership companies bought in March 2021, property records show. 

The building on Bradley Place was originally designed as a medical office by the late Miami architect Norman Giller, according to architectural historian Augustus Mayhew. But a major renovation in 2000 overseen by the Anstis, Vass & Ornstein architectural firm covered the exterior in strips of Mexican travertine and transformed its appearance, Mayhew said.

The deed for the Bradley Place sale was recorded May 1. Miami Beach broker Stefano Santoro of Disruptive Real Estate represented the Rowes’ interests. Agents Suzanne Frisbie and Franny Frisbie of the Corcoran Group represented the Glasers.

Social media spurred the last banking crisis. Can it prevent the next one?

Silicon Valley Bank collapsed in March 2023 amid an online panic over its balance sheet.

When Silicon Valley Bank teetered on the brink of collapse in March 2023, all eyes turned to social media. The California-based bank was a favorite of the tech industry, including venture capitalists and startup founders who began to raise concerns about the firm’s balance sheet on platforms like Twitter , Discord, and Telegram. Panicked customers withdrew $42 billion on a single day, which led to the second-largest bank failure in U.S. history.

Just as the 2008 crisis rewrote the playbook on bank failures, regulators are still working to parse the circumstances that led to the undoing of Silicon Valley Bank and two other institutions that collapsed the same month: The crypto-focused Silvergate and Signature . Academics and politicians began to immediately finger social media as a potential culprit, with House Financial Services Chair Patrick McHenry (R-N.C.) describing Silicon Valley Bank as the “first Twitter-fueled bank run” in a statement on March 12, 2023.

Despite such rhetoric, social media was likely a symptom more than the cause of Silicon Valley Bank’s failure, which came about due to poor asset management amid rising interest rates. Nonetheless, government agencies have taken notice of the panicked tweets that preceded the bank’s collapse and are responding to the rapid-fire spread of information with new strategies. These include one U.S. banking regulator working with a blockchain intelligence platform called Inca Digital to monitor social media for discussion about its supervised banks, starting in late 2023.

As banking officials move toward a world of nearly 24/7 operating hours, monitoring social media is expected to become a vital tool for predicting the next potential failure—even if platforms like Twitter are not the main catalyst. “Whether you think social media is causing it or not, it might help [regulators] predict it faster,” said Julie Hill, a banking expert and the incoming dean of the University of Wyoming College of Law. “You might be able to identify that a run is happening faster and give yourself more time to address it.”

Blockchain meets TradFi

A lawyer by training and veteran of the U.S. Air Force, Inca Digital CEO Adam Zarazinski founded his firm in 2018 with the goal of helping companies cut through the noise of the blockchain space. One of Inca’s most popular tools was its social media monitoring, which companies used to track platforms like Twitter to get advanced notice of the latest hack or depeg. “All of crypto lives on social media,” he told Fortune .

Believing that trends in crypto presage those in traditional finance markets—the rise of meme trading is one example—Zarazinski sought to apply this logic to social media. His thesis paid off when, in a conversation with one of the banking regulators, they asked if Inca’s social media tool could be reworked to monitor chatter about banks, rather than blockchain protocols. He declined to share which regulator due to a confidentiality agreement, although the contract began in late 2023.

With a staff of around 40, Inca has been adapting its software to track social media chatter surrounding banks. Rather than sentiment analysis, which uses natural language processing to gauge the tone of text—such as whether it’s intended to be sarcastic or serious—Inca uses AI to identify topic models, or what people are talking about based on the context of posts. Inca trains the model to identify when discussion around a specific topic reaches a threshold and then notifies the client based on different metrics, such as the number of posts about the risks of a specific bank over a certain period.

As a retroactive test, Inca applied its crypto Twitter model to Silicon Valley Bank, which Zarazinski shared with Fortune . The model showed a bar chart breaking down posts from the time into two categories: risk-related and not-risk-related, beginning on Monday morning. Posts begin to tick up on Tuesday morning, and then peak for the first time around 4 p.m. on Wednesday, when Silicon Valley Bank began to issue a series of announcements about its portfolio. According to Zarazinski, that’s when Inca would’ve alerted the regulator. Withdrawals began in earnest the following day.

‘Hard to untangle’

Experts are still split over the role that social media played in the run on Silicon Valley Bank. A widely shared paper by five academics in the wake of the collapse found that social media amplified bank run risks, with the intensity of Twitter conversation predicting the losses in a bank’s share price, which represented broader sentiment about the bank’s stability. “Given the increasingly pervasive nature of social communication on and of Twitter, we do not expect this risk to go away,” they wrote.

Hill, the University of Wyoming professor, said that academics still don’t have a well-accepted theory for what leads to bank runs in the first place, let alone the impact of social media. “If we were really good at that, we would just eliminate them altogether,” she joked.

The narrative that Silicon Valley Bank was the first “social media” bank run spread after its failure, but Hill remains unconvinced, especially given the reality that the tight-knit community of depositors at the bank were likely communicating mainly through private channels like text messages. “I’m not saying that banks or regulators shouldn’t be worried about what’s going on on Twitter, but I just think it’s very hard to untangle,” she told Fortune , adding that social media still represented a new tool for observation.

Jess Cheng, a former senior counsel at the Federal Reserve Board and partner at the law firm Wilson Sonsini, said that the recent crises have challenged many of the first principles of bank supervision, with social media adding a new wrinkle. “No one was thinking about who was tweeting what,” she told Fortune .

As the Federal Reserve explores opening up its settlement service to operate 22 hours per day, seven days per week, the established playbook could grow even more difficult, as regulators may no longer have the weekend to clean up failed banks, as they did with Silicon Valley Bank. The constant beat of social media, and its viral spread, would only fan the flames.

Cheng said that unlike the 2008 crisis, which was largely caused by structural failures at banks, the recent crisis was mostly driven by a flurry of rapid-fire customer withdrawals—which occurred faster than ever thanks to the ubiquity of mobile banking. While Twitter chatter would not have changed the reality of collateralized debt obligations in 2008, it may have caused a flood of VCs to panic. “A banking agency can’t control what people make of what they see on Twitter,” she told Fortune .

Inca is not the first time a banking regulator has dabbled in social media. In January, Reuters reported that the European Central Bank asked some banks to monitor activity on social media. Inca’s approach seems to go further, however, with the firm tracking several platforms, including Twitter, Discord, Reddit, and Telegram.

Since starting the contract, Zarazinski said that no alerts have yet been triggered, although Inca’s model only recently began to monitor smaller and mid-sized banks. One recent candidate was New York Community Bank this March, although Zarazinski said that concerns over its stability were already well-known. But Inca will be ready for the next one.

“Silicon Valley Bank was a real slap in the face for everybody to wake up to how information spreads through social media,” he told Fortune .
