“I really do think that the multifunctional facilities are the way things are going,” says Moody Nolan architect Cassandra Bukowski, who has been making sports spaces for more than a decade. In that time, she’s seen the choice for a multifunctional facility gain steam, largely because of what it can do: serve many needs and make money.
“I think sometimes these midsize multifunctional arenas provide you with a lot of flexibility that you don’t expect to get out of them when they’re designed,” Bukowski says.
In recent years, flexibility is a concept that’s proved especially useful during pandemic life.
“Even projects that weren’t designed as multifunctional,” Bukowski says. “The Pavilion Arena at Ohio State was designed to be the home for volleyball and wrestling, but through COVID, they really capitalized on the fact that it was a smaller arena” suitable for Buckeyes basketball amid attendance restrictions. “So they didn’t have to open up the 12,000-seat Schottenstein Center when no one was allowed to be in there.”
Instead of finding the need for flexibility after the build, architects today point out ways in which intentional multi-use facilities can deliver more for schools, athletics programs and communities.
Planning for (drastic) variety
As architect Don Dethlefs explains, the challenge of making multipurpose facilities is that they require creating a venue that can maintain great sightlines for each and every event, even though the physical requirements and sizes of events will vary — sometimes drastically.
“Different types of events have varying space, setup, rigging and back-of-house requirements,” says Dethlefs, the sports, recreation and entertainment practice leader at Perkins&Will, a firm specializing in midsize arenas and other facilities. “You must meet the needs of each without compromising the fan experience, the overall building design or the budget to accommodate one event type.”
The $84 million Dollar Loan Center under construction in Henderson, Nev., will become the home of the American Hockey League’s Silver Knights, but of course, that’s not all the center will do. The 6,000-seat facility will house youth sports, high school and college graduations, concerts and the Henderson Symphony Orchestra.
“The venue is a very intimate facility with seating pulled close to the event floor and the action,” Dethlefs explains. Spaces for unique experiences are planned throughout, including the concourse, upper and event levels. Experience spaces include interior triangular balcony terraces that project into the seating bowl from the upper concourse, providing a bird’s-eye view of the excitement below. A family fun zone castle is being built in the venue to attract families and convert kids into fans at a young age. In addition, a huge exterior plaza is being constructed for community use and the hosting of a variety of activities, including concerts and festivals.
“This is an important feature, ensuring that the building is something the community can enjoy even when not attending an event,” Dethlefs says.
Thwarting pushback
In Victorsville, Calif., Victor Valley College wanted to get in front of any possible pushback on a new stadium.
“They thought they would get some pushback if they just built the stadium, so they built the stadium and we combined it with, really, a conference center,” says Arash Izadi, LPA’s director of sport and recreation. “They call it an educational center, but it takes the stadium component and ties it to a bunch of conference spaces and things like that. So, when they sell it, they’re selling it as classrooms, a revenue-generator facility, a stadium, an alumni facility.
“In Victor Valley, here’s a small college, they’ve got a decent football team, they don’t even have a track team. So how do you build that stadium?” Izadi asks. “It is something the students will use, but how do you get the community to support the idea and spend $35 million on this facility? Well, you turn it into a multi-use facility that serves more than one need.”
By combining purposes, Victor Valley College was “able to go to the community and say, ‘Look, we’re not just building a stadium, we’re a stadium and an education center,’” Izadi adds.
However, in Texas, where LPA has designed many projects from its studio location in San Antonio, things just got a little tougher when it comes to greenlighting a sports project with public funds.
“You can’t really build dedicated athletic facilities anymore,” Izadi says. “Sports are huge in Texas, but there’s still these organized groups that are really fighting that. So there was legislation that was passed that you can no longer take bond money that’s passed by school districts and spend that on athletics, unless it’s specifically targeted for athletics. You can’t have a combined bond anymore, you have to have a separate bond for your educational facilities.”
In early November, voters approved a $1.2 billion proposal to renovate the Fort Worth Independent School District’s aging middle and elementary schools and build one new school. But three other proposals had failed, including a $76 million bond to build recreational facilities and replace turf at existing athletic stadiums. Another, earmarking more than $104 million for the construction and equipping of stadiums in the district, also didn’t pass, with more than 66 percent voting against the proposal, according to NBC affiliate KXAS in Forth Worth. The less-expensive but sports-focused options failed even as the higher-priced education buildings passed once they were split.
On-campus graduation with athletic benefits
Most of the time, the need for a facility stems from athletics, but at Alabama A&M University the need was a space for on-campus graduation ceremonies. But how to fund a building that’s unused some 360 days out of the year?
“The main reason for their arena is not actually sports,” Bukowski says. “That was a different, kind of backward process for us. Normally, we build an arena for sports, and other things will work in there, whereas that one was built around their need and desire to host graduation on campus, and not having any place to do that. Graduation is a really, really big deal for them.”
To utilize the facility outside of graduation ceremonies, Alabama A&M would move the competition center for basketball and volleyball from its aging facility and into a multipurpose event space that could also house graduations.
“So it was like, ‘Okay, we’re going to move basketball and volleyball over here to this arena, as well,’ ” Bukowski says. “Their home team locker rooms are there, they will have a weight room over there, training spaces, treatment, to allow them to use the space as their new home where they’ll be able to compete and train.” Moreover, the administrators’ suite is in the new University Event Center, along with a cooking kitchen for concessions and events on the floor, allowing the venue to be rented out for banquets.
Another of Bukowski’s projects, the Wintrust Arena at McCormick Square in Chicago, is mostly a space utilized by the Metropolitan Pier and Exposition Authority, which owns McCormick Place, the largest convention center in North America.
“It was really an arena for the MPEA to do events, concerts, keynote speakers, wrestling,” Bukowski says, adding that the venue has doubled as a 10,387-seat home arena for DePaul University’s men’s and women’s basketball since opening in 2017.
Creating modern sports spaces that can get the bills paid and serve multiple needs is a balancing act.
“A building that is trying to accommodate too many uses can quickly become multi-use less ,” says Dethlefs, who recommends understanding the most important functions and design the building to accommodate those.
The challenge in making multi-use ful sports spaces is well worth it, according to Bukowski.
“They’re very flexible and able to do a lot of things that aren’t necessarily the original intent,” she says. “But you get into them and you’re like, ‘Oh, we could really do this with it too.’ So, I think the multifunctional arenas, they’re just extra flexible, and it really allows you to do a lot of things with them.”

Williams, a native of Hampton, was a high school basketball star who started a high school AAU basketball program in 1982 before becoming the AAU Chairman of boys basketball.

Featuring the world’s largest reinforced thin-shell concrete dome, Scope is a beautiful multi-function complex that consists of a 12,000-person arena, a 2,500-person theater and a 10,000-square-foot exhibition hall. Scope is home to the Norfolk Admirals hockey team, the Mid-Eastern Athletic Conference basketball tournament, conventions, concerts and family shows.

The flagship venue of the Crown Complex, the Crown Coliseum, opened in 1997 and can host ice hockey, arena football, high school, college and professional basketball games and tournaments, boxing and rodeos. The multi-purpose Crown Arena can host a wide variety of athletic competitions including wrestling, basketball, cheerleading and soccer tournaments. The arena provides 11,552 square feet of unobstructed space and is host to a tenant roller derby team, the Rogue Rollergirls.

Rocky Top’s 86,000-square-foot indoor sports facility includes six basketball courts, 12 volleyball courts and an indoor/outdoor grill area, not to mention the most exceptional spectator viewing set-ups of any venue in the country. Another advantage of planning an event at Rocky Top Sports World is easy access to downtown Gatlinburg via the Gatlinburg Trolley system.
The amenities provided at this venue make it perfect for hosting tournaments in sports like martial arts, wrestling and table tennis, to go along with the standard basketball and volleyball events. In 2016, the USSSA State and Regional Basketball Tournament is slated to take place at Rocky Top Sports World June 3-5, while the 2016 Summer Grappling Games are scheduled for early July.

Opened in 2014 and boasting 120,000 square feet of space for sports ranging from volleyball to golf to baseball, the Upward Star Center has staked its claim as one of South Carolina’s premier indoor sports complexes. The venue is most notably home to Upward Sports, the world’s largest Christian youth sports league. Through Upward, kids are provided with the skills necessary to grow as athletes and as people, with careful instruction in the form of one-day clinics, weeklong camps, specialized training academies and full-season leagues.
The organization, established in 1995, certainly has enough to work with in terms of facilities—there are six basketball courts and 12 regulation indoor volleyball courts in addition to batting cages, golf swing analysis, a running track and a gym with weights and cardio machines. The Upward Star Center, located near a Holiday Inn and a Hampton Inn, plans to host a variety of events in 2016, including the June 10-12 Southeast Hoop Fest for age levels 12U through 17U.

Located 15 miles west of Gainesville, the Easton-Newberry Sports Complex is made up of 100 acres of multi-sport use and archery-specific property. The 20,000-square foot indoor venue has been designated Community Olympic Development Program status for archery by the United States Olympic Committee and can be used for local, state, regional, national and international competitions.
The facility features fiber-optic cable, Internet and video support, meeting space, concession stands and seating for 500. It also includes a dedicated indoor archery range with 20 lanes shooting to 25 meters and an adjoining indoor gym for basketball and volleyball.

The Foley Events Center hosted its first competition in 2017 and is a 90,000-square-foot, multi-use indoor facility that is located alongside the Foley Sports Tourism Complex. The Fairplex grounds cover 543 acres, with nearly 325,000 square feet of indoor space. With seven column-free exhibit halls that range from 30,800 to 105,000 square feet, Fairplex can host a range of indoor sports such as roller derby, boxing, karate, gymnastics, volleyball, basketball and cheerleading.

One of the premier sports, entertainment and convention destinations of Southeast Texas, Ford Entertainment Complex features five venues that stretch across 221 acres, including 34,000-square-foot Ford Arena, a venue ideal for concerts, conventions and sports events. Ford Arena contains 8,500 stadium-style seats, a 2,448-square-foot VIP club and a 1,107-square-foot party patio while the neighboring 48,000-square-foot Ford Exhibit Hall includes eight individual meeting rooms and can host consumer shows, conventions, concerts, gymnastics and martial arts competitions.

This new multi-use facility features six hardwood basketball courts that convert into 12 volleyball courts. The complex is also home to an APEC world-class training facility as well as several health and wellness partners. Along with Game On Arena Sports, the complex is part of the largest multi-sport center in North Texas, encompassing 190,000 square feet of training and competition space. These venues combine state-of-the-art facilities and offer a home for volleyball, basketball, baseball, football, softball and indoor soccer.
Leavey Center

This complex is home to the Santa Clara University basketball teams and the school’s women’s volleyball programs. The 101,300-square-foot facility contains 4,700 seats and includes bleachers and a suspended scoreboard.
In 2016, the center had a one-of-a-kind floor installed, as the court now features a large stain painting of a photograph of Santa Clara University’s iconic Mission Church. A previous $26 million renovation from April 2000 to June 2002 saw the center gain a new roof surrounded by spectacular 23-foot glass walls, new bleachers and a new scoreboard.

This versatile 61,000-square-foot complex is built to host numerous sporting events. Mare Island contains two indoor soccer fields, four batting cages, three basketball courts, up to five volleyball courts, a sports café, game room and workout room. The complex has hosted everything from basketball and soccer leagues to dog shows and roller derbies. Mare Island also hosts classes for basketball and crossfit.
Bryan College Station, Texas
Reed Arena first opened its doors in 1998 and this 12,989-seat events center located on the west side of the Texas A&M campus is home to the Texas A&M men’s and women’s basketball and volleyball teams. Reed Arena contains 25,000 square feet of column-free arena space, which is large enough to accommodate 150 exhibit booths or a 1,800-seat banquet. It also sports two 8,700 square foot practice gymnasiums.

A 7,000-seat multipurpose arena located in downtown Reno, the Reno Events Center was constructed in 2005. Every square foot of Reno’s most versatile venue is built for entertainment, from world tour concert kickoffs to boxing matches.

Europe's highest skyscraper in the Lakhta Center, Saint Petersburg

With its very impressive architecture, the Lakhta Center, a futuristic building complex designed by Tony Kettle, is the new highlight of Saint Petersburg. Eventually rising to a height of 462 m, the multi-storey building in the centre of the complex will surpass all other structures in Europe. From the end of 2018, the Lakhta Center, with its usable floor space of around 400,000 m², will be the largest business centre in Saint Petersburg.
The main structures are the high-rise office building and an impressive multi-functional building. Furthermore, the complex also features a hotel, a science world for children, sport and recreational areas and many other public facilities.
Future Gazprom headquarters with 87 floors
The multi-storey office building, which will be the future headquarters of the energy company Gazprom, will have a total of 87 floors and reach a height of 462 m. Planning work for the foundations proved to be extremely complicated not only due to the height of the structure but also because of the difficult ground conditions with the construction site being situated directly on the Finnish Jade Bight. In addition, due to the close proximity to the coast, particularly high wind loads had to be taken into account. The main challenge for the realization of the high-rise building from an architectural point of view was the continuous, spiral-shaped rotation and the subsequent constantly changing slab areas. Last but not least, the contractor was confronted with the necessity of installing temporary shoring for accommodating the diverse steel constructions or to modify this through the use of working scaffold.
Foundations on 264 piles reaching a depth of up to 82 m
The special requirements for the foundations could not be met with a massive bottom slab which meant that a project-specific special solution was developed. As a result, the structure would then be positioned on 264 piles that reached a depth of 82 m. In addition, the foundations were constructed in the form of a five-cornered box with a footprint of 5,600 m² and a height of 16.50 m. From the inner circular core, ten stiffening shear walls extend radially to the five external walls; these shear walls in the form of double T-girders connect the two horizontal slabs to create a gigantic, load-bearing box.
Biggest continuous concrete pour set "world record"
When concreting the foundations in March 2015, the construction site team set a new world record. This operation entered the Guinness Book of Records as the biggest continuous concrete pour ever carried out. In the process, 19,624 m³ of concrete was installed – around 3,000 m³ more than the previous record holder, the Wilshire Grand Tower in Los Angeles.
The foundation work proved to be very complex whereby PERI application technology from Russia was used to develop the formwork solution for the foundation walls. With a comprehensive concept, the specialists were able to optimally fulfil the most important requirements of the contractor: the relatively lightweight wall formwork elements could be installed and moved by hand so that crane requirements were kept to an absolute minimum. At the same time, the required high fresh concrete pressure could be transferred with the formwork.
Spiralling office tower
The centrepiece of the Lakhta complex is the high-rise structure which spirals elegantly upwards into the sky. Engineers developed a complete solution for forming the core of the building and the cantilevered slabs. The self-climbing system was combined with girder wall formwork to realize the core. This meant that the formwork could be lifted quickly to the next casting segment each time without the use of a crane and regardless of weather conditions. Due to the flexible design of the girder wall formwork, the construction team was able to continuously adjust the formwork to suit the changing building geometry without any problems. PERI developed detailed solutions, such as special steel elements complete with an integrated striking mechanism for the corners, that have ensured on-site work operations have been quick and efficient. On the outer side of the core, the standard system with formwork carriages and open formwork at the top was used. In those areas with a variable core diameter, the resulting wall recesses could be climbed over through the use of climbing shoes without requiring a crane. The placing boom was positioned directly on one of the ACS platforms and climbed together with the formwork. Stair towers with heights of up to 65 m were also integrated in the climbing formwork solution which served as a safe access means as well as a required escape route.
PERI design engineers developed the circumferential climbing protection panel solution based on the rail climbing system. Due to the exposed location by the sea, particularly high wind loads had to be taken into consideration during the dimensioning of the enclosure. The individual protection panel elements ran the height of three floors and climbed spirally upwards, following the changing geometry of the floor slabs. Since the protection panel elements could be telescopically widened, continuous, gap-free fall protection could be realized in spite of the changing geometry. Anchoring of the climbing protection panel was carried out with adjustable slab shoes on the floor slabs which allowed cantilevers of 15 to 45 cm, and thus facilitated simple adjustments to match the complex ground plans of the slabs.
Multi-purpose building: striking architecture for versatile use
In addition to the high-rise structure, the Lakhta mixed-used complex includes a range of multi-purpose buildings, leisure facilities as well as a gigantic open-air amphitheater overlooking the open sea. The complex design required, among other things, various shoring and working scaffolds along with safe access to all work areas. One particular challenge was the realization of a load-bearing scaffold for temporary transferring loads from three steel lattice girders with spans of 36 m, each weighing 110 t. For diverse other steel constructions and bracing, temporary support had to be planned and delivered.
Shoring constructions featuring heights up to 33 m
PERI planned and supplied a wide range of solutions – mainly based on modular scaffolding. The shoring constructions were assembled featuring heights up to 33 m and could accommodate leg loads of up to 45 kN. In addition, mobile access platforms were positioned on the support structures for allowing easy and fast assembly of the steel girders. Multiple rows of SRU walers ensured uniform load distribution in both longitudinal and transverse directions. In order to be able to reliably and safely transfer the particularly high loads through the heavy-duty shoring on the storey slabs, special back propping was also arranged in several floors. Last but not least, the modular scaffolding complete with a number of stair towers along the outside edge of the building ensured safe access to all working areas.
